Amazon Takes Over Former Google Office Space as Silicon Valley Market Begins to Shift

SUNNYVALE — Silicon Valley's office market is undergoing a significant reshuffling as Amazon moves into space previously occupied by Google, providing another sign that major technology companies continue to value large Bay Area campuses.

Amazon agreed to lease more than 300,000 square feet at 1000 Enterprise Way in Sunnyvale, a building previously occupied by Google. Google itself renewed leases covering more than 2 million square feet across seven buildings in the same area.

Big Tech Companies Reshuffle Their Footprints

The latest transactions illustrate how the Silicon Valley office recovery is developing.

Instead of a broad return to traditional office demand, much of the current leasing activity involves large technology companies moving, renewing or consolidating existing space.

That makes the recovery different from earlier technology booms.

Companies are still evaluating how much office space they actually require.

Hybrid work has reduced the need for traditional desk-heavy layouts in many organizations.

At the same time, artificial-intelligence companies and other technology businesses may require specialized offices and larger collaborative environments.

Sunnyvale remains attractive because of its location near major technology centers.

The city is positioned between San Jose and Mountain View and provides access to major transportation routes.

Office activity also affects nearby businesses.

Employees returning to large campuses can increase demand for restaurants, coffee shops, retail stores and other services.

The current leasing activity could therefore have broader economic consequences.

Commercial real-estate investors are also paying attention.

The Silicon Valley market has experienced a major adjustment since the pandemic, with vacancies remaining a significant issue.

But the lack of large-scale new construction may also help existing buildings benefit from renewed demand.

For landlords, attracting a major technology tenant can provide stability.

For investors, it can signal that Silicon Valley remains strategically important to the technology industry.

The Amazon-Google transaction is unlikely to solve the region's office-market challenges by itself.

However, it represents another important development in the gradual restructuring of Silicon Valley's commercial real-estate market.
